AC Maintenance & Tune-Ups · Open 24/7
In Miami the AC runs most of the year. A real tune-up keeps it cooling, keeps the bill down and catches small problems before they strand you.
Up north an air conditioner works a few months a year. Here it runs almost every day, pulls gallons of water out of the air and sits outside in heat, rain, pollen and, near the water, salt. Dirty coils and slow drains are the two biggest reasons Miami systems break down in summer.
Our tune-up is hands-on, not a quick look. We clean the outdoor coil, flush the drain line, check refrigerant pressures and electrical parts, test the safety switch and tell you honestly what shape the system is in.
What we do
Dirt, grass and salt washed out of the fins so the unit can shed heat.
The condensate line cleared and treated to slow down algae and clogs.
Pressures and temperatures measured, so a slow leak gets caught early.
Capacitors, contactors and connections tested and tightened.
Filter checked or replaced, blower and supply temperatures measured.
What we found, what can wait and what should not. No pressure to buy.
Questions
At least once a year, and twice a year if the system is older, near the water or runs all day. Spring and fall are the best times, before and after the hardest months.
Every one to three months in Miami, depending on the filter, pets and how dusty the home is. A clogged filter is one of the most common causes of frozen coils.
A clean coil and correct refrigerant charge let the system cool with less run time, which usually shows up on the bill. Results depend on how neglected the system was.
Miami humidity means the system pulls a lot of water, and algae grows in the warm, wet line. Regular flushing and a cleanout keep it moving.
