Most AC leaks start with the drain line

Your air conditioner pulls water out of Miami air all day and sends it down a small PVC drain line. When algae and dirt block that line, the pan fills up and the water goes wherever it can: the closet floor, the ceiling below a condo, or the baseboards.

We clear the line with suction and flushing, check the pan and the float switch that should shut the system off before it overflows, and look for the other causes of leaks, like a frozen coil or a cracked pan.

What we do

What we check and fix

Clogged drain lines

Cleared from the cleanout and flushed, then treated to slow the next clog.

Float and safety switches

Tested or installed so the AC shuts off before water overflows.

Rusted or cracked pans

Replaced so the water ends up in the drain, not in the cabinet.

Frozen coils

Ice that melts all at once floods the pan. We find out why it froze.

Condo and attic units

Air handlers in closets and attics where a leak does the most damage.

Drain line cleanouts

Added where there is none, so future service is fast and clean.

Questions

AC Leaking Water & Drain Line Repair: your questions

Why is my AC leaking water inside the house?

Most of the time the condensate drain line is clogged with algae and the pan overflows. Other causes are a frozen indoor coil, a dirty filter, a cracked pan or a failed float switch.

Should I turn off my AC if it is leaking?

Yes. Turn it off at the thermostat to stop more water, dry what you can and call us. Running a leaking system can damage ceilings, floors and the system itself.

Can I clear the AC drain line myself?

Pouring a cup of white vinegar into the drain access every few months helps keep it clean. A line that is already blocked usually needs suction from the outside cleanout, which is what we do.

My condo AC is leaking into the unit below. What do I do?

Turn the system off right away, tell your building management, and call us. We clear the line, check the pan and switch, and give you a written note of what we found and fixed.
